DUE DILIGENCE

Property investment carries risks as well as potential rewards.  We complete an initial due diligence check on the people behind every project we fund.  We meet them to understand their background, experience and motivation.  


Before any purchase, we arrange for one of our approved local RICS surveyors to visit and verify the information on each property.


Transparency is fundamental to our business model so we provide our investors as much information as possible about the performance of the fund.  You have access to all the account information through our nominated accountants so you know where your money is at all times.

OUR MODEL

Oxford Equity Group is an equity based investment platform for people considering investing in UK property. Clients who choose to partner with us have a direct shareholding in an SPV (Special Purpose Vehicle) established with the sole purpose of developing a property for sale.


All investors share in the capital growth of the investment property through a tailored class of shares. Returns are first calculated by the nominated accountants and then paid on a quarterly dividend or reinvested for the agreed term.

HOW DO I KNOW MY MONEY IS SAFE?

Your investment is deposited into one of our secure investor accounts. The funds are always backed by below market value property. We allow our investors to have full transparency on the account and provide regular reporting on the fund’s performance. The fund is professionally audited by our nominated accountants at the end of each tax year.

WHAT IF THERE IS A MARKET DOWNTURN?

By only investing in short-term deals, market turns can be easily seen and anticipated. We are never left surprised. By purchasing below market value, we ensure that that we can always exit the market without risking your capital. The worst-case scenario is that you get all your money back.

WHY DOES THE PROPERTY INVESTOR GET 50%?

Simply put, the investors are doing all the hard work. The reward needs to be attractive in order for them to be motivated to negotiate the lowest purchase price, keep the project on time and budget, and achieve a fast and profitable re-sale. We want to ensure they bring their best below market value deals to us FIRST.

HOW DO I ACCESS MY RETURNS?

You have the option to release your returns on an annual basis or re-invest them in the fund for a compounded return. We are here to adapt to your investment objectives.

WHAT IF I WANT MY CAPITAL INVESTMENT BACK?

If for any reason you require your capital investment returned, we require a minimum of six months’ notice. This is necessary in order for us to keep our fund profitable. Emergency exceptions can sometimes be accommodated with sufficient notice and allowing for profitable dissolution of the invested funds.

Investment in property comes with risks as well as the possibility of rewards. These investments should be considered to be long term investments as it may not be possible for you to get your capital back before the term expires. The value of the property can go down as well as up and such fluctuations will affect the amount of capital you receive back at the end of the term of the investment. Any regular payments offered may also be affected by factors such as the market value, periods of low sales volumes and unforeseen refurbishments.
